be carried out with extreme thoroughness. There are a number of enquiries and searches which need to be carried out to make sure that you are obtaining good title to your new property. These include searches to ensure that previous owners have not carried out any work to the property without Planning Permission or Building Control Approval: we must also ensure that all mortgages affecting the property are paid off before you are registered as owner. It is vital that these matters are properly investigated, before you complete your purchase. It may be difficult and expensive, or even too late, to resolve a problem if it is discovered after completion and it would then be your problem rather than that of the previous owner. We can assure you that, when we carry out a conveyancing transaction, we will carry out all such searches and enquiries as we consider appropriate for the particular transaction. We will advise as to the likely cost of the transaction, setting out our own fees together with such matters as Stamp Duty, Land Registry Fees, Mortgage Guarantee Premium.
